Our "tried and true" strategic marketing plan is specifically catered to our clients' individual needs when it comes to selling your home for top dollar. We invest in the latest technologies and partner with industry professionals to ensure your property receives maximum exposure when presented to the "world stage" home market.

Starting with our individualized marketing plan, we will assess the comparable sales in your area and determine an inviting, accurate price that will draw in the maximum number of qualified buyers without leaving money on the table. Pricing a home correctly the first time it goes on the market is imperative - we want to make sure that the property's pricepoint reflects the home's upgrades, current market trends, and any active competition in the neighborhood.

At our first visit to your home, we will make recommendations for "value boosters" to prepare your home for the market without breaking the bank. These are tried and true upgrades that make a huge impact on prospective buyers. Examples include switching out recessed lighting for LED can lights, a fresh coat of paint & re-caulking, removing excess furniture and personal items, etc. Rest assured that we will guide you through this pre-market process and provide a list of trusted vendors to help with any projects you want to tackle before listing your home for sale. 

When you are ready to put your home on the market, we will schedule our Media Day for the property. Our team of marketing professionals will take photos of the interior, drone aerial photos of the exterior/neighborhood, and film a promotional video that showcases your home's most special features! We also enlist the 3D-imaging technology of Matterport to create a 3D virtual tour of your home, so prospective buyers can take a virtual "walkthrough" of your home's floorplan and get excited to see it in person! Our marketing director also uses a list of your home's upgrades to craft an inviting property description that highlights your home's incredible features. With the help of social media and paid advertising, our clients can rest assured that their property is receiving maximum exposure and attention from prospetive buyers. AJ also attends weekly "pitch sessions" hosted by the North San Diego County Association of Realtors to promote your property directly to agents all over the county that may have interested buyers. Additionally, AJ can arrange for a "Brokers Open" private viewing for real estate professionals to come and tour the home and determine whether it would be a good fit for their buyers. Once again, our goal is to maximize exposure so that YOU can get the right buyer for your home!

Our strategic marketing plan continues with the first weekend of showings. Buyer's agents will schedule appointments through a scheduling software called Showingtime within your desired timeframes. The more qualified buyers that are able to come see your home in person, the greater the chances of at least one buyer falling in love and wanting to submit an offer! In a competitive market like this, we would not be surprised to receive multiple offers on your home within the first couple of weeks on the market. We will also canvas your neighborhood with flyers in case one of your neighbors knows of someone looking to move into the area!

When an offer (or multiple offers) are received, we set a time with you to discuss the offer terms and strategize a counter if necessary to better suit your needs. If a buyer is getting a loan, we ask that their lender cross-qualify with our lender as a precaution ensuring the buyer's financial strengths and qualifications. Our goal is to make sure that when you select a buyer for your home, you have no doubts about their ability to perform financially.
